Renewing your Winnipeg mortgage? Talk it through with someone in your corner.

Three things to know first

No contract to ask

Asking doesn't commit you to anything. You choose whether to stay or switch.

Every cost shown first

Discharge, registration, appraisal and legal fees, counted before you decide.

Plain answers

A licensed mortgage professional explains each option in plain words.

Worried about your new payment?

You're not alone. The Financial Consumer Agency of Canada expects many Canadians renewing in 2026 to face higher rates and payments. A short conversation shows your options before the letter decides for you.

  • Your lender's offer, checked

You may qualify for a lower rate than the one in your renewal letter.

  • Other lenders' offers beside it

Over 50 lenders compared for you, banks included.

  • The switch, costed

Discharge, registration, appraisal and legal fees, added up before you decide.

  • Your payment options

Term, fixed or variable, and your amortization. Stretching it lowers the payment but adds interest.

The straight answers

What homeowners ask us before they renew

Nine questions, short answers. If yours isn't here, ask it in the form and a licensed professional will answer it with your own numbers.

Am I signing a contract just by asking?

CENTUM®No. Talking to us doesn't commit you to anything. If you stay, you sign your own lender's renewal. If you switch, you sign with the lender you choose. Either way, it's your call.

Does it cost me anything to use CENTUM®?

CENTUM®For most renewals and switches, no. The lender pays the broker when your mortgage funds. If a fee ever applied to your situation, you'd be told in writing before you agree to anything.

When should I start looking at my renewal?

CENTUM®A few months before your term ends. Don't wait for the letter: banks only have to send it 21 days before. Starting early leaves time to compare, negotiate and switch if it's worth it.

Can I switch lenders without the stress test?

CENTUM®Usually, yes. Since late 2024, a straight switch between federally regulated lenders, with the same balance and amortization, no longer needs the stress test in most cases. Manitoba credit unions follow provincial rules, so a move from one may still mean qualifying at the higher rate.

Can I negotiate with my own lender?

CENTUM®Yes. You may qualify for a lower rate than the one in your renewal letter. A competing offer helps, and your lender may ask to see proof of it. We can get those offers for you.

What does it cost to switch lenders?

CENTUM®There can be discharge and registration fees, an appraisal and legal fees. On a straight switch, up to $3,000 of these costs can be added to your balance. We add them up so you can see whether a lower rate still saves you money.

What happens if I do nothing?

CENTUM®Your mortgage may renew automatically. If your lender plans to do that, its renewal statement says so. It's worth reading the offer and comparing it before that date arrives.

Can I renew early?

CENTUM®Some lenders offer a "blend and extend": your old rate and the new term's rate are blended, with no prepayment penalty. Breaking a closed mortgage early to switch lenders normally means a penalty, so we check whether the savings outweigh it.

Can I borrow more when I renew?

CENTUM®Yes, but that's a refinance rather than a straight renewal. You'd qualify again under the stress test, and you can usually borrow up to 80% of your home's value. Tell us in the form and we'll look at both.

Ask your own question

First time with a broker?

Most of it works just like your bank.

A broker can sound like an extra step. In practice, the mortgage and the payments stay as you'd expect. What changes is who's looking out for you at renewal.

What stays the same

  • Your mortgage still comes from a bank or lender
  • A lawyer still handles the paperwork if you switch
  • You still make your payments to the lender

What changes

  • One person compares over 50 lenders for you, banks included
  • They work for you, not the lender
  • If one lender says no, they can try another
