Every renewal starts somewhere different
Your renewal offer has arrived
Your lender's letter is one offer, not the only one. You may qualify for a lower rate than the one it shows.
- Your offer set beside offers from other lenders
- The cost of switching, counted in
- A competing offer you can take back to your lender
If you do nothing, your mortgage may renew automatically. Your letter says if that's the plan.
Start with this
Renewing in the next few months
Start shopping a few months before your term ends, not when the letter arrives.
- Time to compare offers without a deadline over you
- Time to push your lender for a better one
- Time to line up a switch if it's worth it
Banks must send your renewal statement at least 21 days before your term ends. That's late to start comparing.

Thinking of switching lenders
Since late 2024, a straight switch at renewal usually doesn't mean passing the stress test again.
- Same balance and amortization, between federally regulated lenders
- Up to $3,000 of switching costs can be added to the balance
- What the switch would cost you, worked out first
With a Manitoba credit union, the federal switch rules may not apply. Try the checker below.

Not sure yet
Fixed or variable? How long a term? Or wondering whether to borrow more at the same time?
- Your options laid out side by side
- No documents needed to start
- No obligation to change anything
Stretching your amortization lowers the payment but adds interest overall. We show you both.

Quick answers
Anything else, ask when your mortgage professional gets in touch.
Get my renewal optionsWhen should I start looking at my renewal?
A few months before your term ends. Don't wait for your lender's letter: starting early leaves time to compare, negotiate and switch if it's worth it.
Will my lender send me a renewal offer?
Federally regulated lenders, such as banks, must send a renewal statement at least 21 days before your term ends. If you don't act, your mortgage may renew automatically.
Can I negotiate my renewal rate?
Yes. You may qualify for a lower rate than the one in your letter, especially when you can show a competing offer.
Do I have to pass the stress test to switch?
Usually not, for a straight switch between federally regulated lenders with the same balance and amortization. Borrowing more or stretching the amortization means qualifying again, and so may a move from a Manitoba credit union.
What does it cost to switch lenders?
There can be discharge and registration fees, an appraisal and legal fees. On a straight switch, up to $3,000 of these costs can be added to your balance.
