Plain answers

A licensed mortgage professional explains each step in plain words.

Feeling uneasy about money right now?

If the news has you rechecking your budget, your mortgage is a sensible place to start, because it's usually the biggest bill you pay each month. A refinance can make those payments easier to plan.

  • One payment instead of several

Borrowing against your home usually costs less than credit cards or other loans. It can also stretch that debt over more years, so you'll see both sides.

  • A payment you can plan around

A fixed rate keeps the same payment for your whole term.

  • A check before you're approved

Lenders test whether you could still afford the payment at a higher rate.

  • Every number before you sign

Penalty, costs and your new payment, side by side.

The straight answers

What people ask us first

Nine questions, short answers. If yours isn't here, ask it in the form and a licensed professional will answer it with your own numbers.

Am I signing a contract just by asking?

CENTUM®No. Asking for your numbers doesn't commit you to anything. The only contract in a refinance is the new mortgage itself, signed with the lender you choose, and only if you decide to go ahead.

Does it cost me anything to use CENTUM®?

CENTUM®For most refinances, no. The lender pays the broker when your mortgage funds. If a fee ever applied to your situation, you'd be told in writing before you agree to anything.

What if rates go up again?

CENTUM®Federally regulated lenders have to check you could still afford the payment at a higher rate: your contract rate plus 2%, or 5.25%, whichever is higher. You also choose fixed or variable, and how long the term is.

How big is the penalty for breaking my mortgage?

CENTUM®Usually the larger of three months' interest or the interest rate differential (IRD). The IRD tends to apply when your rate is above today's rates and you signed less than five years ago. Your lender quotes the exact figure, and we'll ask for it before you decide.

What will the refinance itself cost?

CENTUM®Usually a penalty for breaking your current mortgage early, plus an appraisal, a title search, title insurance and legal fees. We add those up first, so you can see whether it's worth it.

How much could I take out?

CENTUM®Usually up to 80% of your home's value, minus what you still owe. On a $450,000 home with $250,000 left, that's up to $110,000 before costs and approval.

Does my spouse need to sign?

CENTUM®If only one of you owns the home, Manitoba's Homesteads Act says the other spouse or common-law partner has to consent in writing before it's mortgaged.

Who gets back to me, and when?

CENTUM®A licensed CENTUM® mortgage professional, the same business day. They'll reply by email, or by phone if you leave a number.

What if refinancing isn't right for me?

CENTUM®Then we'll tell you, and you keep the mortgage you have. There's nothing to cancel.

Ask your own question

First time with a broker?

Most of it works just like your bank.

A broker can sound like an extra step. In practice, the mortgage, the lawyer and the payments stay as you'd expect. What changes is who's looking out for you.

What stays the same

  • Your mortgage still comes from a bank or lender
  • Your lawyer still handles the paperwork
  • You still make your payments to the lender

What changes

  • One person compares over 50 lenders for you, banks included
  • They work for you, not the lender
  • If one lender says no, they can try another
