Welcome to my Website

John Freeland Smith, LL.B. AMP.
Hello and thanks for visiting my website.  I am the owner and Principal Mortgage Broker of CENTUM Freeland Mortgage Group Inc.

With the wide assortment of options and features available for mortgages today, shopping around can take significant time and effort and can be intimidating to many homebuyers.  It pays to have a mortgage professional on your side to ensure that you understand the available options and that you make the right decision.  I know which lenders have the best rates and terms and have the industry knowledge required to present your application or proposal for financing to the lenders best suited to your situation.

I am not an employee of any lending institution and am therefore not limited in the products I can offer you.  I will work closely with you and your lender as well as your real estate representative, lawyer, appraiser and home inspector to ensure that your transaction proceeds smoothly.  In most cases there is no cost for my services.

CENTUM Freeland Mortgage Group Inc. utilizes the latest information from lending institutions, and the negotiating power of Canada’s most influential network of mortgage brokerages.  I will work to find you the best mortgage at the best rate.

I look forward to hearing from you soon!

Professional Background

Prior to starting CENTUM Freeland Mortgage Group Inc., I worked for a number of years as a real estate lawyer.  Upon graduation from Osgoode Hall Law School in 1998 and completion of the Bar Admission Course at the Law Society of Upper Canada, I began working as a lawyer in the Real Estate Department of Fraser Milner Casgrain LLP where I had also completed my articles.  During my time at FMC I worked on a wide variety of real estate and corporate transactions from residential house deals and mortgages to large commercial purchases and financings.  In 2002 I accepted a position as in-house counsel at SmartCentres, one of Canada's largest real estate developers, where my practice focused on large commercial developments, acquisitions and financings.

In 2007 I decided to leverage my knowledge of real estate and mortgages and began my current work as a licensed mortgage broker, establishing my own brokerage.  My legal background has proved invaluable in my work as a mortgage broker.  The in depth knowledge I gained as a lawyer has given me insight into all aspects of a real estate transaction, from the initial purchase agreement, to the mortgage process, right through to the lawyer's instructions and the day of closing.  This insight and understanding of the entire process allows me to best assure a stress-free, successful completion of your purchase or refinance.

Personal Background

Born and raised in Toronto, I've spent most of my life in and around the city, growing up along the Bluffs and attending Birch Cliff Public School and Birchmount Park C. I.   After studying in Boston and France and wandering the world for a bit I returned to Toronoto to attend law school at Osgoode Hall.

Currently I reside in the Beaches with my wife, two daughters and a cat named Jub.

Personal Interests

In addition to spending time with my family I'm happy to collapse on the couch in front of a good movie or with a good book. To make up for the time on the couch I'm an avid cyclist and try to get out for a few rides a week, weather permitting, including a few punishing laps down and up from Bluffers Park so I can enjoy a guilt free croissant and coffee at Zane, the local French bakery.

I'm also an amateur musician and enjoy playing drums, piano or accordion whenever I get the chance.  Although it's unlikely that I'll ever quit my day job I've enjoyed a few gigs and some studio work over the years with a number of friends including Harlan WellsOui B. Jamon, Dana LaCroix, Tyler Ellis, Julie Michels and Red Door Studios.

Best of all is sitting down with friends and family for a good meal and a good chat.
